Legal and financial support packages from Limassol property developers can differ in scope, provider, cost and independence. Some packages supply project documents and referrals. Others also coordinate meetings, document delivery, payment schedules or parts of a finance application.

The key question is not whether a developer advertises “full support.” It is who performs each service, whom that person represents, what the developer coordinates and what remains the buyer’s responsibility.

Confirm who appoints the professional, who pays the fee and whom the professional represents.

4. Handover and after-sales coordination

Some packages may continue through inspection, snagging, handover or selected post-handover tasks. The scope should state when the support begins, when it ends and which services carry an additional charge.

Compare the legal-support scope

Developers should not be compared simply by whether the words “legal support” appear in a brochure.

Ask each developer:

  • Does the package provide only documents and introductions?
  • Who prepares the seller’s documents?
  • Is the buyer expected to appoint a separate lawyer?
  • Who reviews the proposed agreement for the buyer?
  • Who examines legal matters relating to the property?
  • Who explains the buyer’s obligations and risks?
  • Which legal fees are included or excluded?
  • How are questions and revised documents communicated?
  • A professional working for or appointed by the seller does not automatically act for the buyer. The buyer should establish the adviser’s role and obtain independent legal advice where appropriate.

    Compare the financial-support scope

    “Financial assistance” can range from explaining the developer’s payment schedule to introducing a bank or coordinating selected application documents.

    Clarify whether the package includes:

  • A written breakdown of the property price
  • Payment stages and deadlines
  • Identification of optional or additional charges
  • An introduction to a bank or finance provider
  • Administrative help with supplying application documents
  • Communication between the buyer, developer and finance provider
  • Information required before each payment stage
  • A bank introduction is not a financing approval. Lending decisions, affordability assessments, valuations and loan conditions belong to the relevant finance provider and depend on the applicant and transaction.

    If a person or company presents itself as arranging consumer mortgage credit, buyers can review the Central Bank of Cyprus information on mortgage-credit intermediaries and confirm that provider’s role.

    Keep tax guidance separate

    General information about possible taxes or transaction costs is not the same as advice based on the buyer’s circumstances.

    Ask:

  • Who is providing the tax information?
  • Is it general information or individual advice?
  • Which assumptions are being used?
  • Who will confirm the final treatment for the buyer and property?
  • Is that advice included in the package?
  • Tax treatment can depend on the transaction and buyer. It should be confirmed by an appropriately qualified adviser rather than assumed from marketing material.

    Compare fees and independence

    A package described as complimentary may still involve third-party fees. Request a written list showing:

  • Services included in the property price
  • Services billed separately
  • Who issues each invoice
  • Whether the buyer may appoint another provider
  • Any relationship between the developer and recommended professionals
  • How the buyer can replace or stop using a provider
  • The purpose is not to assume that a referral is inappropriate. It is to understand the relationship before relying on it.

  • Pressure to rely on one provider without understanding the relationship
  • Verbal promises that do not appear in the documents
