What quality construction actually looks like in Cyprus

Thermal performance, waterproofing and detailing matter more than marble. A practical guide to judging build quality before you buy.

Two apartments can look identical at viewing and behave completely differently in August. The difference sits in layers you cannot see once the plaster is on.

Envelope before finishes

Insulation thickness, thermal breaks, glazing specification and shading decide the cooling bill. Marble decides the photographs. Ask for the energy performance certificate and the glazing data sheet.

Water is the real enemy

  • Roof and veranda waterproofing details, including upstands and drainage falls.
  • Bathroom tanking under tiles, not just silicone at the edges.
  • Window sills and reveals detailed to throw water away from the facade.
  • Tolerances and detailing

    Straight reveals, aligned tile joints and consistent shadow gaps are not decoration. They indicate a site that measures rather than improvises.
