Cyprus remains one of the more straightforward European jurisdictions for foreign buyers, but straightforward is not the same as automatic. The sequence below is what an orderly purchase looks like.

Reservation and due diligence

A reservation agreement takes the unit off the market. Before the sale contract, your lawyer confirms title status, encumbrances, planning and building permits, and the developer's ability to deliver clean title.

Contract and deposit

The contract of sale is lodged with the Land Registry, which protects the buyer's position. Payment schedules on off-plan purchases are normally tied to construction milestones.

Costs to budget for

  • Transfer fees or VAT, depending on whether the property is new or resale.
  • Stamp duty on the contract value.
  • Legal fees, typically a percentage of the purchase price.
  • Figures change with policy. Confirm current rates with your lawyer or tax adviser before committing.
