Every project starts with the plot. Zoning, building density, orientation, access, and the realistic cost of construction on that specific ground are tested before anything is signed. A plot that only works on optimistic assumptions is a plot we decline.
Design and permitting
Design runs in parallel with the permit path rather than ahead of it. Layouts are shaped by how people actually live: usable verandas, storage that exists, kitchens that face the right way, and circulation that does not waste square metres.
The cheapest change is the one made on paper. Everything after that is negotiation with concrete.
Construction
Construction is supervised by the same group that approved the design, so specification drift is visible immediately. Site meetings are weekly, and material substitutions require sign-off rather than a phone call.

Handover is a checklist, not a ceremony. Snags are logged, corrected and re-inspected. Afterwards, owners who want the property let, maintained or managed remain with the same organisation that built it.
